Cash Buys Houses is a Greater Seattle based company that offers multiple solutions to homeowners that may need to sell their home quickly, or is in desperate need of repairs, etc.

 

Absolutely no obligations whatsoever to receive an offer! For those submissions that meet our criteria, you may even receive multiple offers. 

We are licensed real estate professionals, however, we don’t charge any fees for purchasing your home unlike a traditional real estate transaction that does.

  1. One of our Acquisition Mangers will contact you to learn about the home you are looking to sell.
  2. Next, we’ll set a time to meet at the property, identify what repairs need to be done, do a complete property analysis and determine what your home or property would qualify for, to present you with an offer. Some property’s don’t require us to visit the property. These are generally properties that have more value in the land than the home itself.
  3. Within 24 hours of of either our phone call or visit, we’ll send you a bona fide offer in the form of a Purchase and Sale Agreement (PSA). However, you are not obligated to accept the offer.
  4. If you do accept the offer, we’ll call you and discuss the entire transaction process.
  5. They would then walk you through the closing process.

We keep it in our database if we’ll be working on purchasing your home. If not, we delete all information from our database. We will NEVER give your information to anyone.

After learning the key details of your property and why you are selling, we discuss various different options that are available to you, and we’ll also guide you through each scenario giving you confidence the route you choose is best for you. A few examples are:

  • Selling to us for Cash
  • Selling with one of our highly recommended agents
  • Listing the home yourself
  • Selling to a developer with terms that benefit you
  1. A bona fide Purchase and Sale Agreement
  2. All of the terms we are offering such as  earnest money deposit, closing date, etc.

Usually no more than one hour. However, there are instances that may take up to 2 hours

Escrow is a third-party that handling of funds, documents, and other special assets required in order to make the sale final. Typically, transactions take 10-14 days to get all documentation ready close the sale.

 

Just the Purchase and Sale Agreement and any addendums attached, which can vary. Typically, about 8 pages.

Absolutely no need to make repairs or clean the house. We will buy the house in “As-is” condition. You can take and leave what you want.

No hidden fees, no commissions, no surprises. Everything is transparent from start to finish.

  1. Remodel the house and sell it to one of our clients or a family looking for a newer style home.
  2. Make any necessary repairs and rent it out.
